Resident Manager (Live-In) - Listowel

Purpose
The Resident Manager ensures the property is maintained to SKPM standards by overseeing building operations, maintenance, resident services, and community stewardship. This role is accountable for delivering safe, clean, and well‑functioning facilities while fostering community through responsive service, efficient operations, and adherence to all regulatory and company standards.
This role also includes stewardship of the Club House and gym as dedicated community spaces—supporting events, programs, and activities that strengthen resident engagement and contribute to a vibrant, inclusive community environment.
Key Responsibilities
Property Maintenance & Repairs
- Oversee and coordinate all building maintenance, repairs, and vendor services to ensure timely completion and compliance with SKPM standards.
- Update maintenance requests daily in the Property Management System and track progress to resolution.
- Issue purchase requisitions and schedule contractors upon Property Manager approval.
- Respond promptly to facility emergencies and submit occurrence reports as required.
- Conduct daily building walkthroughs to ensure cleanliness and identify repair needs.
- Perform and prioritize minor repairs (e.g., plumbing, lighting) as directed.
- Supervise and monitor external contractors performing repairs or maintenance to ensure quality workmanship and adherence to safety and company standards.
- Manage garbage/recycling logistics and appliance replacements as needed.
- Maintain an organized inventory of building supplies and order replenishments with approval.
- Conduct occupancy and pre‑move‑in inspections, documenting all deficiencies and incomplete work, and ensuring follow‑up with contractors and internal teams until all items are resolved.
Cleaning & Grounds
- Ensure common areas (lobbies, hallways, staircases, elevators, garbage rooms) are thoroughly cleaned and maintained using proper chemicals and equipment.
- Maintain cleanliness of windows, doors, trims, walls, and fixtures in all shared spaces.
- Keep outdoor grounds, parking areas, and garbage bins free of litter and debris.
- Supervise and assist with snow removal, landscaping, and seasonal upkeep.
Safety & Compliance
- Complete scheduled inspections of life‑safety systems and mechanical rooms; document findings in daily/monthly checklists.
- Identify and report safety hazards promptly; coordinate corrective actions.
- Monitor sidewalks and driveways during winter for hazardous conditions and maintain snow logs.
- Act as an on‑site presence for community safety, observing and reporting any illegal activity or behaviours that compromise the safety of the building or its residents.
Resident Relations & Customer Service
- Build positive relationships with residents through responsive, courteous service.
- Address resident inquiries and maintenance requests promptly and professionally.
- Support community-building activities, including events and programs in the Club House and other shared spaces.
- Enforce property rules fairly and consistently.
- Deliver notices and communications in compliance with legal requirements.
Leasing & Rent Collection
- Assist with rent collection, arrears follow‑up, and timely bank deposits.
- Provide information on vacancies, schedule viewings, and support leasing activities as directed.
- Ensure all move‑in documentation, inspections, and payments are completed accurately.
- Regularly inspect vacant units to confirm readiness for occupancy.
- Support occupancy inspections by documenting unit deficiencies and tracking corrective items to ensure suites are fully ready for resident move‑in.
Administrative & On-Call Duties
- Maintain accurate records in the Property Management System.
- Participate in the on‑call rotation and respond to emergencies within 15 minutes.
- Perform other duties as assigned to support property operations.
Qualifications
Education
- Minimum: High School Diploma (Grade 12).
Experience
- 3–5 years of technical and practical experience preferred.
- Previous experience as a Resident Manager is an asset.

Compensation & Benefits
- Salary - $30,000 - $38,000 annually
- Live-in accommodation provided (one- or two-bedroom unit, based on needs and availability)
